This for people who are getting serious about buying a farm.

I am always VERY shocked when i here american prices for farm land and farms.

Here in saskatchewan we have highly productive land at a fraction of the price.

Very wide open spaces with a very sparce population.

The people that are here are generally very friendly,but the climate is harsh.Although enjoyable once you get use to it.

One other thought,your currency has a twenty percent priemium to ours,and was at par not to long ago.

Beautiful....

100 - 150 oz of gold will buy it in the future ....either here or there.....

Inside 5 years everyone will be broke....and i notice that most of these places are owned by pretty old baby boomers.....and thier kids/grand kids tend to be broke......they will be very willing to sell.

If that property is really 320 acres that seems like a great deal. I wish the pictures and description focused on the land/use instead of the home (seems to target pretend farmers?). Prices in GA bottom out around $1300/acre and $3k/acre around where I work (can't afford to farm for a living yet...). Although I've seen $500/acre in ND/CO/WY before...

I can say with 99% certainty it is the truth.

a1 ag land near me tops out at 1200 bucks.

My own land 400-500.

That area is heavy black soil,i dont know how many cultivated acres,but it would be easy enough to find out.You have to find out the land assement.All land values are based around this.That are out produces me every single year.

The main point i'm trying to make is saskatchewan is considered the last frontier.

That farm is one hour away from one of the only cities in the world that is booming.(regina)

Somebody accused me about making all this stuff up,but it is the truth.

If your trying to descide what to do with your life,please educate yourself on saskatchewan.

You're probably thinking of me. In the other thread I did research and found your claims to be false (articles about petro employers laying off staff, plenty of places available for rent in Regina for cheap prices and plenty of advertised jobs that pay crap wages).

I'd love for you to substantiate your claims because I do know people who could use particularly profitable employment to dig themselves out of the financial trouble they got themselves in. And I know that for every one I know there are millions of others in similar positions.

As far as this property, it is certainly believable. If we put the value of the structures at $130k USD that's $160k CAD which would value the land at $700 CAD/acre or $570 USD/acre. That's similar to prices I've seen in bordering US states but very cheap compared to GA and the breadbasket states. Thanks for posting it.

If you wouldn't mind, I'd be very interested in running some numbers. I'm currently looking at purchasing some farm land (4-60 acres) within a short commute from my job and working a 1 acre plot by hand (no machinery, synthetic fertilizers, nor pesticides). I assume prices will continue to fall but the $15k porkulus handout should cover most of that and it will give me some good experience and a good "home base" for me and my relatives should things go really south really quickly. The numbers would be useful to compare with what I can find down here to try to determine just how overpriced land may be here (and therefore how likely I am to lose more than the $15k subsidy and how much more).

Well i guesss you believe oil is going to stay low.

If thats true,i'm wrong and i apologize.

There are not plenty of cheap places to live in regina,full occupancy,full employment.

The oilfield has slowed somewhat,but things have only been put on hold or slowed down.

Because of the economic choas that is happening.

Tradesmen are making a killing,oilmen are making a killing.

If commodities continue to tank,i am wrong.

But please dont b.s people about the truth.

Nothing special about the prices/availability to my eye (which is a good thing if you recommend people move there).

And looking on the jobs sites for Regina I don't see anything very interesting either (~10 CAD/hr for most unskilled labor) and tech jobs seem to be relatively nonexistant. Anyway, I'm not saying Regina isn't better than all the other Canadian cities and I'm certainly not saying it doesn't have a bright future ahead of it. But I'd say for a labor market in general, Washington DC has been better over the past year than it and will continue to be (don't buy RE there though) for the next few years.

Do you do any jobs for significant income there? If not, why not?

Tech jobs?-They are going the way of the dodo bird because every mc kid loves fixing computers.

Real jobs,for real men-25 dollars an hour starting
Plumbers,electricians,carpenters,truck drivers,rough necks,cowboys,heavy equipment,young with strong back-more.But you have to be a real man who knows more than what a desk looks like.

And have fun in washington,with how many other people?

CF, all true, 'cept you neglected to mention one thing..... there's nothing between you and the north pole 'cept a few stray moose and the occaisional iceberg.

I have this thing about seeing the horizon. I can take it while looking at the ocean, but seeing land as far as the eye can see .... grates on my nerves. Not quite a phobia .... but prolonged exposure to a land/sky interface leaves me about as pleasant to be around as the average stock trader giving up coffee and cigarettes on the same morning as the phone lines go down..... Gimme mountains and trees, thanks.

No offense, truly.

But my two main skills are computers (18+ yrs) and gunsmithing (12+ yrs). I have a degree in both.

My main hobby is collecting military vehicles.

Now, unless I'm mistaken you've already pointed out that tech jobs are out. So that leaves gunsmithing. Of course, I can also work a machine shop, work a woodshop, and I'm a pretty good 'fix-it' guy. And I've worked on my own vehicles for almost 35 years, including my Harley so I guess I could also be lumped into the 'mechanic' area as well.

But it seems NONE of my skills are wanted in Canada these days. And I'm also pretty sure I'd have to sell my collection of vehicle before moving there as well.

Tell me I'm wrong. PLEASE.

Let me just point out that there is little comparison between SK land and e.g. Tennessee or even Pennsylvania land. Check out the growing season, SK is much much shorter, and the kind of crops you can put in are less.

I like Canadians, though I joke about them sometimes. But every person who is thinking about it need to do their own due diligence. If it is selling for less, there is probably a reason for that.

The land is cheap for a reason. Lack of hardwood forest and the :36_1_63: winter climate being tops on the list.

Saskatchewan is one of the centers of the farming universe.

Main problem for you,gun registry.

It is insanly easy for an american to come up here and work.

Prove me wrong and phone the employment office in regina.(its a government run department,i'll find the number for you)
